THINKING ABOUT SELLING YOUR HOME SOON???

Hello clients this message is just for you. Things you need to consider before you decide to sell....

I. Start to thinking about where your next home will be.
a) This will determine how long the whole process will take.
b) How much will it take to make the move, interms of the "NEW HOME" cost.
c) Relocating is a "BIG MOVE". You want to make sure less "MONEY" is coming out your pocket, but only from your old home to make this transition happen.

II. Next thing is, start to check out your old home to see what type of improvements you can make to get the "BEST PRICE" for your home.
a) Things like the roof, the boiler, electric, plumbing. These are the what I call the "FOUR HOUSE POINT CHECK". These are the first things they buyers check for. MOSTLY.
b) Believe it or not outside and inside structuring is cosmetics to a lot of buyers. Mostly every buyers want to do "SOME" type of redesigning. It still wouldn't hurt to do some painting and touch ups in and around the house. There are a lot of things that can be done to increase the price of you home without you spending alot.
ex: Maintain your yard if you have one- grass, walk ways, trees, wash sidings, steam clean the bricks- point them if it's not going to cost you a lot.
Clean up excess stuff that are just laying around in and out side the home, if you have
any squeaky or hard to close doors have them checked, wash your windows. Look just try to give your home a good view to attract the right buyers for it. Make it a "HOME NOT JUST ANOTHER HOUSE FOR SALE". Presentation is the main key. Organize, organize, organize.

III. Get all your papers together so that if your Realtor or your Attorney needs to verifies anything.
a) Your Deed, C.F.O-Certificate Of Occupancy, Roof warranties, anything that you received as a warranty for the home.

IV. Make sure your Home is PRICED RIGHT for sale.
a) Too many times I see homes come on the market and they are "WELL OVER- PRICED". If you are looking to move fast make sure your home is where it should be at Market Value. Have your agent do a CMA for you to see what your Home is worth.
b) Another problem with having your Home over-priced is that buyers get scared off when they see the price eventually dropped. They believe something is wrong with the home, and so the buyers deemed it to be a "PROBLEM HOUSE".

ARE YOU READY FOR WINTER?

Some homeowners take it for GRANTED that just as how they PREPARE themselves for the winter there homes also need those same ATTENTION.
Here are a few tips you can take to get your home ready for the winter. LETS GO!!!!

CHECK, CLEAN, MAINTAIN, INSULATE, AND OWN

1. CHECK for "ALL" cracks, holes in and around your doors and windows, please don't forget to check your wood floors too. You can either add or change the strips in and around these areas. Sometimes if need be you might have to change some doors and windows.

2. CLEAN your chimnes, vents , and drains.

3. MAINTAIN all your pipes and plumbing systems. You might want to get a professional plumber to come and do a routine test on your boiler unit. For those who have a fire place just make sure it is clean.

4. INSULATE all areas in the house. If you have a attic check to make sure it is properly insulated, because cold air travels down NOT up.
The basement is very important because thats where all your pipes are located. So you want to make sure everywhere is properly insulated. Be aware also of the different types of INSULATION they have out there. Some are NOT TOO SAFE TO HAVE.

5. OWNing multiple flashlights, candles, extra batteries, and matches are very important to have. Make sure you have defrosters for your cars and for your door locks. You can find some of these at your local car shops. We must not wait also to stock up on shovels, salts, and if need be a snowblower. Please be advise that some SALTS will crack up your ground. So see which is the best to use on your grounds. You don't want to be fixing an area when the winter is over.

O.K thats it, there's alot more you can do, but I'm pretty sure you'll make due with these.Try them a see how mch of a difference it makes. STAY WARM...

It is your job as a Buyer and, or a Seller to verify all info whenever you decide to either purchase or sell your Home. Watch out for the "Schemers, ConArtist, and the most favorite "The Money Brokers"- by the time they are finished with you, you WILL be "BROKE".
